The back story

About Buying in Formentera: the back story

Formentera is small, and much of it is protected: the Ses Salines natural park covers the north of the island, and building in the countryside is tightly regulated. Buyers look at village houses in Sant Francesc and Sant Ferran, country houses among the fields and dry-stone walls, homes near the sea at Es Pujols, Migjorn and Es Caló, and the farmland of La Mola.

The villages

Sant Francesc is the capital, with the church, the markets and the hospital; Sant Ferran is the village between it and Es Pujols.

The countryside

Away from the villages, white country houses stand among fields and dry-stone walls; on La Mola the plateau is farmland, vineyards and windmills.

Take independent legal advice before you sign anything, and ask your lawyer to check the planning status of any rural property.

By the sea

Es Pujols on the north coast, the long Migjorn coast in the south and Es Caló at the foot of La Mola are the classic places to live by the sea.

How buying works

Foreign buyers need an NIE; the sale is signed before a notary and recorded in the Land Registry, and the taxes are set by the Balearic tax agency (atib.es). See our page on buying property.

Our advice: visit in winter before you buy. With the ferry as your only link, the island in January is a very different place from August.
